John Quincy was instrumental in establishing the Carrollton Racquet Club, which began with some difficulty, but which has become a profitable enterprise after the first two years. Quincy is now considering establishing a new athletic club in the community of Douglasville, which is a "bedroom" community located 20 miles outside of Atlanta. In the event that the enterprise does not perform as expected, Quincy has planned to turn the development into office space which would be suitable for attorneys, doctors, or other professions.Quincy's own background is in electrical engineering. He was chief executive of several subsidiaries of the company where he worked for more than 20 years, but his expertise is in the manufacturing environment. This lack of experience in the service industry came to light with the Carrollton experience, where the initial difficulties of the club were attributed to poor managers. The responsibility for hiring those managers was squarely Quincy's, so there is some question as to his expertise in that realm, although his recent experience with Carrollton can be expected to have sharpened his ability. His proposed manager of the Douglasville site is the current manager of the Carrollton facility, under whom the facility came into its own. ub was faced with the problem of bringing people into a health club who had never belonged before. There were simply few or no other facilities in the area that were comparable. In Douglasville, Quincy faces a different problem. Residents there are familiar with the club concept, but choose to work out near their places of employment. While there are a number of individuals in the community who will be first-time athletic club members, there are others that, if the club is to be successful, must be convinced to switch from their current affiliation.
It is likely, therefore, that the pessimistic and even the conservative scenarios that Quincy has put together overlook this factor and do not take into account a possibly slow startup period. Quincy could possibly attract members from Atlanta clubs by offering discounts for converting their memberships, but while this gets him an increased share of the market, it forces him to do so at less than his retail rates, which results in lower revenues than his current projections call for. Certainly Quincy would do well to recognize that his membership projections of 500 in three months and 900 in the first full year of operation is not only aggressive, but possibly unrealistic.
